ANALISIS FAKTOR FAKTOR PENYEBAB KETERLAMBATAN PADA PROYEK PEMBANGUNAN GEDUNG BERTINGKAT

Abstrak

Pada pellaksanaan proyelk pembangunan geldung belrtingkat selring melngalami kelndala yang melngakibatkan keltelrlambatan pelkelrjaan, selhingga waktu pelnyellelsaian tidak selsuai delngan yang tellah diteltapkan pada dokumeln kontrak pelkelrjaan. Keltelrlambatan akan melrugikan selmua pihak yang telrkait baik dari Pihak Kontraktor, Konsultan Pelngawas, dan Pelmilik Pelkelrjaan. Penelitian ini bertujuan untuk menganalisis faktor faktor penyebab keterlambatan pada proyek pembangunan gedung bertingkat selain itu juga menganalisis peringkat faktor penyebab keterlambatan dan korelasi atau hubungan antar faktor penyebab keterlambatan. populasi dalam penelitan ini adalah pihak pengguna jasa, Konsultan Manajemen Konstruksi dan Kontraktor yang terlibat langsung pada pembangunan gedung bertingkat dengan metode purposive sampling untuk menentukan sampel dan menggunakan teknik survey melalui penyebaran kuesioner. Dari hasil penelitian di dapat 5 (lima) peringkat teratas faktor faktor penyebab keterlambatan, yaitu ; (1) Kekurangan material. (2) Keterbatasan dana kontraktor. (3) Keterlambatan material. (4) Jumlah tenaga kerja yang kurang memadai. (5) Kurangnya kemampuan manager lapangan.

In the implementation of multi-storey building construction projects, there are often problems that result in delays in work, so that the completion time does not comply with what has been stipulated in the work contract documents. Delays will be detrimental to all parties involved, including the Contractor, Supervising Consultant and Work Owner. This research aims to analyze the factors that cause delays in multi-storey building construction projects, as well as analyzing the ranking of factors that cause delays and the correlation or relationship between factors that cause delays. The population in this research are service users, Construction Management Consultants and Contractors who are directly involved in the construction of multi-storey buildings using a purposive sampling method to determine the sample and using survey techniques through distributing questionnaires. From the research results, the top 5 (five) ranking factors that cause delays were obtained, namely; (1) Material shortage. (2) Limited contractor funds. (3) Material delays. (4) Insufficient number of workers. (5) Lack of field manager skills.
